Many of the residential foundations around the local lakes require structural considerations due to the expansive clays a few feet below the surface. Soils test reports recommend support for the foundation to extend through these clays to a hard sand layer below. These clays have the capabilities to heave as much as 6".

We typically drill 12" diameter piers 8 to 12' deep with a 24" bell. A continuous 12" wide x 24' deep beam is poured over the piers and is suspended on a carton void. Should the ground heave, the void under the beam collapses but does not effect the structural beam or your house. The beam can be stepped to match the terrain, thus eliminating a lot of concrete. A framed pony wall is used to fill the area to the floor line. Even the concrete posts inside the perimeter are on drilled piers.
